LANDMARK PHASE 3 | BOSTON, MA | OFFICE + LAB MIXED USE

The Landmark Center or 401 Park Building in Boston, Massachusetts is a commercial center situated in a limestone and brick Art Deco building built in 1928 for Sears, Roebuck and Company. The retrofit of the existing landmark building constituted Phase 1 of the overall project. Phase 2 involved the creation of a mid-size lab/ office building located adjacent and to the northeast of Phase 1. The scope of work for Phase 2 included the expansion of the existing parking structure for future phases.

Phase 3 was a mid-size lab/ office building study intended to complement the Landmark Center mixed-use campus. The challenge for the Phase 3 building study was keeping in place an existing podium that contained a Bed, Bath and Beyond retail store below 2 levels of parking. Phase 3 involved converting the retail anchor to a grocery store tenant, designing a new 224’ tower, and balancing the new/ existing parking demands.
